GLYFADA APARTMENT I

This 80sqm apartment was rebuilt as a home — with everything that word implies when you're serious about it. Stripped to bare concrete, every system replaced, every surface new. The shell remained; everything else is new construction.

The plan is essentially one large move: a living and dining space that opens without interruption across more than six metres of glazing onto Glyfada's central square below. That view does the heavy lifting. The joinery — thermally broken, oversized, double-glazed — disappears when open, and when closed frames the street scene like a long horizontal painting. Evening light, movement, the rhythm of the neighbourhood. It's the kind of window you arrange furniture around.

The kitchen sits within this space, not beside it. Open plan, full size, designed to be used — and seen being used. Premium appliances, considered detailing, no concessions to budget materials. A kitchen that earns its place in the room rather than hiding from it. Cooking here is part of the living, not a separate act performed off-stage.

Beyond, a corridor draws a clean line between public and private: one generous bedroom, one bathroom. Enough. The proportions are deliberate — the apartment gives its square metres where they count, to the space where life actually happens.

The renovation delivered a minimum four-step improvement in energy classification. The building is tight, quiet, and performs in a way the original 1980s construction never could. What changed is everything. What remains is the address — and now, finally, it deserves it.
